Hi Nigel ,
Just wondering if you could enlighten me to whom might have my title deeds? i bought a 2 bed apartment (resale) in 2001 in limassol i paid 3% Transfer fees during the buy process when Bank of cyprus rang me early one morning in the uk to tell me i had to pay them straight away! £cy1260.00 for transfer fees, i always assumed that boc have title deeds as i dont! due to the fact i have a small mortgage with them for the property, in light of all the shenigans that you have highlighted over the years im now wondering if this is indeed the case, wondering if you know what the due process is?

Hi Chris and welcome to the forum,
Your Title Deeds will be at the Land Registry - if you have the number and a few Euros to spare, you can pop into the Land Registry and get them. Take along your passport for identification.
There are a few people outside the office who will collect and fill in the necessary forms for you (for a few Euros).
As you have a mortgage, the bank will have registered a claim against your property - but this will not prevent you getting its Title Deed.
(I went to the Limassol Land Registry last year to get copies of my Title Deed - and cadastral plan. The girl at reception asked if I wanted them posted to be or if I wanted them today - you can guess my answer. She gave me the paperwork and directed me to the offices where they printed them for me - the whole thing took me 20 minutes).

Not sure if this is the right place to ask this question but some friends of mine have rturned to the uk today . They own a vila in mandria and went for a coffe before leaving. whilst they was having a coffe they over heard a conversation on the next table( 2 cypriots talking in english)
It was about mandria being a turkish cypriot nllage and the fact that not many people have title eeds in mandria.
When they left they went on the mandria web site to check it out and it appears that in until 1964 there was only 30 odd Gc families living there.But there was more TC Farmers there who did not leave until 1974. they are worried as there villa has no deeds yet.
I told my friends i would ask you as your knoledge is more trustworthy.

Apologies for the delay, I've only just spotted your question.
It is illegal to sell Turkish Cypriot owned property in the south. There is a department in the Ministry of the Interior, the 'Custodian of Turkish Cypriot Properties', that is responsible for managing TC owned properties in the south until a solution is found to the 'Cyprus problem'.
So unless there has been some illegal land sales going on, your friends should have nothing to worry about in this respect.
Some GC refugees from the north live in TC properties - and pay a peppercorn rent to the government. But they are fully aware that they cannot sell these properties and will have to move out when a settlement is reached.
While we're on this subject, I believe that the government compulsory purchased some TC land for the Larnaca airport. But no TC owned land has been sold.

I shall pass this on to them . They did however tell me about 4 houses in mandria that have been demolished (In the last five years)
The reason they know this is some TC came down to mandria last year but there house has been demolished and there land had been split. They went into the cafe to see if any one could tell them anything. I dont know what has happened since though.
